WAXAHACHIE – The Waxahachie City Council approved a proposal by Minto Communities USA to develop a new master-planned community in Waxahachie.

“The 3,170-acre community will be the largest residential and mixed-use development in the area,” according to a news release from Minto.

Development is projected to start mid-2026 with a multi-year buildout.

The new community will be located west of Interstate 35E, south of FM 875, north of FM 1446 and east of Lone Elm Road in Waxahachie.

Plans call for 13,270 homes, including 1,400 multi-family units.

A diverse range of home designs will include single-family homes, villas, cottages, townhomes and apartments. There will be neighborhoods to accommodate young professionals and growing families as well as adults 55 and better who are seeking an active lifestyle.

It also will include a town center and an adventure park with a range of amenities, multiple acres of civic spaces and services, 400 acres of open spaces and parks, 1.2 million square feet of mixed use commercial space as well as a middle school and multiple elementary schools.

All elements will be connected by an extensive network of open space and trails.

The community is projected to generate more than $42.2 million in annual revenue for the city.

“It will positively impact the Waxahachie Independent School District by creating a real property tax base of $4.8 billion that will generate an annual property tax revenue of $56 million,” according to a news realease.

Over the course of construction, it is projected to generate an average of 2,080 construction jobs.

New businesses on property and resident spending are projected to create another 7,500+ permanent jobs.
