FERRIS – At a joint Planning & Zoning Commission/City Council meeting in late June both bodies held joint public hearings to approve rezoning applications for two future developments in the city.

Village Place Towns Rezoning was approved on 17.16 acres to be zoned from a Neighborhood Commercial District to a Residential Townhome District-Cluster District. 

The area being rezoned is located east of Interstate 45 and East 8th Street Intersection, adjacent to Ferris High School and across the street from a single-family development.

The applicant, Ken Schaumburg of Schaumburg Architects, intends to develop this currently undeveloped property into townhomes.  

Staff notes indicated the property fronts East 8th Street and the master thoroughfare plan reflects a roadway connection crossing the property and running north to south. 

The applicant is proposing the construction and stubbing of this connection to the north property line.

A second public hearing was heard and passed on rezoning 203 S. Wood Street.

The applicant is the Ferris Economic Development Corporation requesting the rezoning of .69 acres at the southwest corner of the intersection of West 6th Street and South Wood Street. 

The requested zoning change is from Single Family Residential to a Planned Development District. 

Ferris’ EDC purchased the property in February 2024 for the development of a restaurant in alignment with the city’s Comprehensive Plan and Downtown Plan for that area of the city.
