This proceeding concerns the foreclosure of a lien on the following real property and improvements commonly known as 412 W. Gibson St., Ennis, TX 75119, and more particularly described as:
BEING A TRACT OR PARCEL OF LAND SITUATED IN ELLIS COUNTY, TEXAS,AND BEING PART OF THE CLAIBORNE GARRETT SURVEY ABSTRACT 383, AND ALSO BEING THAT 7.5375 ACRE TRACT OF LAND CONVEYED TO LARRY POARCH, ET UX, BY DEED RECORDED IN VOLUME 2378, PAGE 617 OF THE OFFICIAL PUBLIC RECORDS OF ELLIS COUNTY, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEGINNING AT A POINT FOR CORNER AT A SPIKE FOUND IN GIBSON STREET AT THE SOUTHWESTERLY CORNER OF SAID 7.5375 ACRE TRACT SAID POINT ALSO BEING THE SOUTHERLY SOUTHEASTERLY CORNER OF THAT 94.407 ACRE TRACT OF LAND CONVEYED TO CARL L. DAVIS BY DEED RECORDED IN VOLUME 1213, PAGE 645 OF THE OFFICIAL PUBLIC RECORDS OF ELLIS COUNTY; THENCE NORTH 32° 18’ 47” WEST (NORTH 32° 14’ 57” WEST, DEED) ALONG THE WESTERLY LINE OF SAID 7.5375 ACRE TRACT AND AN EASTERLY LINE OF SAID 94.407 ACRE TRACT A DISTANCE OF 494.33 FEET TO A POINT FOR CORNER AT A 1/2” IRON ROD SET;
THENCE NORTH 48° 10’ 30” EAST (RECORD BEARING) ALONG THE NORTHERLY LINE OF SAID 7.5375 ACRE TRACT AND A SOUTHERLY LINE OF SAID 94.407 ACRE TRACT A DISTANCE OF 550.89 FEET TO A POINT FOR CORNER AT A 1/2” IRON ROD SET;
THENCE SOUTH 41° 57’ 24” EAST (SOUTH 41° 55’ 30” EAST, DEED) ALONG THE A DISTANCE OF 612.82 FEET TO A POINT FOR CORNER AT A SPIKE SET IN GIBSON STREET;
THENCE SOUTH 59° 18’ 34” WEST (SOUTH 59° 24’ 30” WEST, DEED) ALONG THE SOUTHERLY LINE OF SAID 7.5375 ACRE TRACT AND ALONG GIBSON STREET A DISTANCE OF 646.24 FEET TO THE PLACE OF BEGINNING AND CONTAINING 7.5441 ACRES.
