PUBLIC HEARING NOTICE of the PLANNING & ZONING COMMISSION and CITY COUNCIL

City of Ferris, Texas

 

In accordance with Chapter 211 of the Texas Local Government Code, the Planning & Zoning Commission and the City Council of the City of Ferris, Texas will hold a joint public hearing to consider the following items:

1) Conduct a public hearing and make a recommendation to City Council on a request by the City of Ferris Economic Development Corporation (EDC) for a rezoning from Single-Family Residential (R-1) to Planned Development (PD) District with a base zoning of Commercial Neighborhood (C-N) District for property located at 203 South Wood, further described as a 0.69-acre tract within the Mason Phelps Survey, Abstract Number 824, ECAD Property #188932 City of Ferris, Ellis County, Texas.

2) Conduct a public hearing and take action on a request by the City of Ferris Economic Development Corporation (EDC) for a rezoning from Single-Family Residential (R-1) to Planned Development (PD) District with a base zoning of Commercial Neighborhood (C-N) District for property located at 203 South Wood, further described as a 0.69-acre tract within the Mason Phelps Survey, Abstract Number 824, ECAD Property #188932 City of Ferris, Ellis County, Texas.

3) Conduct a public hearing and make a recommendation to City Council on a request by Century Communities and Shephard Homes for a rezoning request to amend the Planned Development (PD-15) District at Sperling Farms, to include a provision to allow 50% lot coverage on 20% of lots on property located within the Sperling Farms Addition, City of Ferris, Ellis County, Texas. 

4) Conduct a public hearing and take action on a rezoning request initiated by Century Communities and Shephard Homes to amend the Planned Development (PD-15) District at Sperling Farms, to include a provision to allow 50% lot coverage on 20% of lots on property located within the Sperling Farms Addition, City of Ferris, Ellis County, Texas.

5) Conduct a public hearing and make a recommendation to City Council on rezoning request initiated by Ken Schaumberg from Neighborhood Commercial (C-N) District to Residential Townhome District-Cluster (R-T) on property generally located 4,100 feet to the east of the South Interstate 45 and East 8th Street intersection, further described as a 20.25-acre tract within the Mason Phelps Survey, Abstract Number 824, ECAD Property #188922 City of Ferris, Ellis County, Texas.

6) Conduct a public hearing and take action on a rezoning request initiated by Ken Schaumberg from Neighborhood Commercial (C-N) District to Residential Townhome District-Cluster (R-T) on property generally located 4,100 feet to the east of the South Interstate 45 and East 8th Street intersection, further described as a 20.25-acre tract within the Mason Phelps Survey, Abstract Number 824, ECAD Property #188922 City of Ferris, Ellis County, Texas.

7) Conduct a public hearing and take action on a request by the City of Ferris Economic Development Corporation (EDC), for a variance to Section 154.080 of the Ferris Zoning Code to allow a freestanding non-freeway pole (pylon) in excess of the maximum 25 feet for property located at 612 and 616 E 8th Street, further described as 0.83 acres of land located in the Ferris EDC Addition, ECAD Properties #194063 and #188800 City of Ferris, Ellis County, Texas.

The joint public hearing, and possible consideration/action, on this rezoning request will be held before the Ferris Planning & Zoning Commission and the City Council on Tuesday, June 18, 2024 at 6:00 p.m. at the Historic Scout House, located at 514 South Mable Street in Ferris, Texas 75125.

All persons interested in the proposed rezoning request are invited to attend the public hearing and to provide their comments at that time.  Comments may also be submitted in writing (or via fax or email) to the City at least 24 hours prior to the beginning of the joint public hearing at the following address:
