WILMER – It is one of Texas’ largest speculative industrial buildings with 1,351,372-million sq.ft. of warehouse space under one roof – and it recently broke ground in Wilmer.

Tradepoint 45 West will be located on N. Sunrise Road and will provide regional access to the state of Texas and the central region of the country when complete.

Wilmer has experienced much industrial property growth over the past few years with 13 new big-box buildings totaling over 10 million square feet. Tradepoint 45 West however, will be the largest of these buildings. It will offer state-of-the-art features that include 40-foot clear heights, 237 dock doors, 354 truck trailer parking stalls, and 306 employee parking spaces.

Champion Partners, the developer of the project along with Cresset Partners out of Chicago, chose the strategic location since it sits at the tip of the Texas Triangle, and will provide three-hour truck access to the Dallas-Fort Worth and Austin-San Antonio areas with about 66 percent of the state’s population in these areas.

Tradepoint 45 West will deliver in the third quarter of 2023, with Stream Realty Partners providing the leasing services for the project.
