FERRIS – The Ferris City Council approved a zoning ordinance change at Monday night’s city council meeting. The request to make the change was brought to the council by Ferris Gold LP. 

The request was to rezone 2.5 acres of land from a commercial neighborhood zoning district to a multi-family residential district. The property is located on the north side of FM660, between Wallace Drive and Bear Creek Drive.

The property is currently under an ag exemption according to a note made on the notice of joint hearing by the City Council and Planning and Zoning Commission.

“The property throws off $50 a year in property taxes,” the notice read. The new development at this location is estimated to cost $2,500,000 and “should throw off approximately $60,000 a year in taxes.”

The Wiggins Addition proposed rezoning to MF-18 from C-N will consist of 36 new apartment units. 

The 2.5 acres of land is currently vacant and is platted as a single lot.

It was noted a replat may be necessary in the first step of the development process to establish new easements for the proposed development. 

The existing zoning and land use around the property includes to the west zoning R-3 and is vacant, to the east PD-2 multi-family complexes (24 units plus 16 units), to the south R-1 and PD-3 with one SF home and across FM 660 homes and a school and to the north the zoning is R-3 and vacant.
