FERRIS – The developers and Ferris City officials gathered on Ovilla Road last week to officially break ground on Shaw Creek Ranch II.

The crowd stood in the wind beside an empty plot of land while the developer broke ground, ready to begin the second phase of Ferris’ master planned development.

Steve Donosky, president of Henry S. Miller Development Company said building has begun and buyers can purchase one of the new homes as early as 4th qtr. 2019

Shaw Creek Ranch II is the latest phase of the Shaw Creek Development and part of an existing development with 330 single-family lots called Shaw Creek Ranch.

The builder, LGI is projecting start rate of 10 houses a month.

Entry-level homes in the Phase II section of the subdivision will start $190,000.

More up-scale houses are projected to start at $233,000.

The estimated $73-million plus housing project was approved by Ferris City Council several years ago after the preliminary plat was approved by the Economic Development Commission.

The Shaw Creek Ranch project has been projected to be complete within five years, according to Donosky.

Comparing the prices of the homes to other areas in Dallas County, the average price has risen over the years, but homes in Ferris go for around $200.000 these days.

Donosky also maintained Ferris was an ideal area for new homes since the area is seeing much growth lately.

“Dallas and farther north, home prices are more expensive,” Donosky said when Phase I began. Donosky works in conjunction with Wall Homes, who are currently selling the homes being built within the Shaw Creek development.

Eric Hill, sales consultant for Wall Homes, said at the time of the initial Shaw Creek Ranch homes being sold, “I’m selling five homes a month and will be out of lots about the time the first phase of the new development begins.”

The original Shaw Creek Ranch ground breaking was on Feb. 6, 2004 with 203 lots.

Economic impact on the completed project is expected to add an estimated $500,000 per year to

Ferris’ tax base.

Ferris is 18 miles south of Dallas, making commuting easier because of less traffic.

Another attraction in Ferris is the quality of the Ferris Schools. Ferris ISD is a Class 4-A school district offering students a 21st century educational experience in a rural setting.

At this time, the Shaw Creek Phase I project has sold all but a few of the homes in the original development with those homes having all been pre-sold from $215,000 to $245,000.
