FERRIS – How small can people live these days?

That is a question some folks in Ferris are being asked since a builder, Lennar, is hoping to build what is being called “Ferris Springs.”

Ferris Springs would be an 11-acre tiny home community in the City of Ferris, with 82 homes consisting of four plans from 450-square-feet to 1,266-square-feet. The homes would have no garage, but a front porch with enhanced landscaping and cementitious siding.

“The project came to be because Lennar called and asked about Ferris and our plans for future growth and development,” said Ferris City Manager Brooks Williams. 

“We discussed with them our vision, and a week later they had purchased property and pitched what they wanted to do. We then guided them through the process for requesting a zoning change.” 

Ferris Springs, if realized, will be part of the Ferris Independent School District, and will consist of open space of about 20-percent. 

This includes walking paths, an open-air shade structure, benches, picnic tables and outside grills.

The tiny home community would be the first in North Texas.

Williams added, “San Antonio has the concept homes (less quality than we would require) that are currently for sale.”

Per Lennar, the average price of one of the tiny homes would be around $150,000.

“They (Lennar) have mentioned that we were one of the first cities to have processes in place for developers to be able to conduct business with the City during COVID,” Williams concluded, “That other cities just shut down. They were impressed that we did not.”
