PUBLIC HEARING

In accordance with Texas Local Government Code, Chapter 211 et. seq. and Wilmer City Ordinance No. 88-1206, the City of Wilmer, Texas, Wilmer City Council will conduct a Public Hearing on Thursday, October 21, 2010 at 7:30 p.m. at 101 Davidson Plaza, Wilmer, TX to consider an application for request for a zoning change from SF1 to Light Industrial. This property is located at the 311 South Goode Road, Wilmer, Texas 75172. The property is more particularly described as follows:

Being a tract of land situated in the H. Weatherford Survey, Abstract No. 1558 and in the J. Weatherford Survey, Abstract No. 1536, in Dallas County, Texas, being all of a tract of land conveyed to George E. Hafertepe, Joe H. Hafertepe and Herman B. Hafertepe by deed recorded in Volume 74142, Page 812 of the Deed Records of Dallas County, Texas and being more particularly described by metes and bounds as follows:

Beginning at a 5/8 inch iron rod set for corner with a yellow cap stamped (DC&A INC) in the west right-of-way line of S. Goode Road (50 foot R.O.W.), said point being the north corner of a tract of land conveyed to William R. Traxler by deed recorded in Volume 91210, Page 3044 of the deed Records of Dallas County, Texas, same being the east corner of herein described tract;

THENCE South 60 degrees 55 minutes 00 seconds West, along the northwest line of said Traxler tract, a distance of 874.83 feet to a ½ inch iron rod found for corner, said point being the west corner of said Traxler tract;

THENCE South 14 Degrees 15 minutes 00 seconds East, along the southwest line of said Traxler tract, passing the south corner of said Traxler tract at a distance of 350.82 feet, said point being the west corner of a tract of land conveyed to Dennis James Patrick and Gloria W. Patrick by deed recorded in Volume 93161, Page 4673 of the Deed Records of Dallas County, Texas and continuing along the southwest line of said Patrick tract, for a total distance of 546.00 feet to a ½ inch iron rod found for corner;

THENCE South 29 degrees 05 minutes 00 seconds East, along the southwest line of said Patrick tract, a distance of 97.00 feet to a ½ inch iron rod found for corner, said point being the north corner of a tract of land conveyed to Nevrel, LTD, by deed recorded in Volume 93242, Page 4414 of the Deed Records of Dallas County, Texas, same being the most southerly east corner of herein described tract;

THENCE South 60 degrees 55 minutes 00 seconds West, along the northwest line of said

Nevrel, LTL. tract, a distance of 636.08 feet to a 5/8 inch iron rod set for corner with a yellow cap stamped (DC&A INC), in the northeast right of way line of Interstate Highway 45 (variable width R.O.W.), said point being the west corner of said Nevrel, LTD. tract, same being the south corner of herein described tract:

THENCE North 22 degrees 24 minutes 00 seconds West, along the northeast right of way line of said Interstate Highway 45, a distance of 1486.08 feet to a 5/8 inch iron rod set for corner with a yellow cap stamped (DC&A INC), said point being the south corner of a tract of land conveyed to Texas Utilities Electric Company by deed recorded in Volume 1984, Page 532 of the Deed Records of Dallas County, Texas, same being the west corner of herein described tract;

THENCE North 61 degrees 07 minutes 35 seconds East, along the southeast line of said Texas Utilities Electric tract, passing the south corner of attract of land conveyed to Billie J. Simmons and Georgian Ann Simmons by deed recorded in Volume 2002104, Page 7596 of the Deed Records of Dallas County , Texas, and continuing along the southeast line of said Simmons tract, a distance of 1310.45 feet to a 5/8 inch iron rod set for a corner with a yellow cap stamped, said point being the west corner of a tract of land conveyed to Billie Simmons and Georgia Ann Simmons by deed recorded in Volume 2000099, Page 6753 of the Deed Records of Dallas County, Texas, same being the most westerly north corner of herein described tract;

THENCE South 28 degrees 52 minutes 25 Seconds East, along the southwest line of said Simmons tract recorded in Volume 2000099, Page 6753, passing the west corner of a tract of land conveyed to Carroll Ray Richardson, II and Gina S. Richardson by deed recorded in Volume 94046, Page 3444 of the Deed Records of Dallas County, Texas and continuing along the southwest line of said Richardson tract, a distance of 547.16 feet to a 5/8 inch iron rod set for corner with a yellow cap stamped, said point being the south corner of said Richardson tract,

THENCE North 61 degrees 07 minutes 35 seconds East, along the southeast line of said Richardson tract, a distance of 2472.76 feet to a 5/8 inch iron rod set for corner with a yellow cap stamped in the west right of way line of said S. Goode Road, said point being east corner of said Richardson tract, same being the most easterly north corner of herein described tract;

THENCE South 15 degrees 15 minutes 00 seconds East, along the west right of way line of said S. Goode Road, a distance of 307.25 feet to the Point of Beginning and containing 1,626,589.01 square feet or 37.3413 acres of land.
