HUTCHINS: City welcoming 2 new hotels

HUTCHINS – The City of Hutchins is on the brink of seeing not only new retail and residential coming to the city, but two new hotels as well.

It’s a decision that city officials believe will keep residents in their own back yard for living, working and shopping.

ARMI Development, a North Dallas-based development firm, is building a 13-acre mixed-use village on the west  side of Wintergreen, just south  of Interstate 20 on Interstate 45.

To put it all in perspective the development is just eight miles from Downtown Dallas.

Andy Thind, CEO of ARMI Development said the $65 million project will consist of 130 rental apartment units, 17,000 square feet of retail and restaurants and two hotels.  The properties will be managed by 7 Seas Hospitality LLC  Management Company.

“Our first phase is a Holiday Inn Express and Towne Place Suites by Marriott and in the later phases there will be a shopping center, apartment complex and two pad sites for fast food restaurants to occupy,” he explained.

The hotels, a Towne Place Suites with 101 rooms with four stories and the Holiday Inn Express BY IHG, with 104 rooms and five stories, has been in the works for the past eight months.

Within the mixed-use site, the hotels will be located at the intersection of I45 and Wintergreen next door to the QT gas station. Future developments will be on the east and west side of the hotels.

Town Place at Hutchins is slated for completion in mid-2019 and is marketed as a European-style “walkable, new urban environment that brings together commercial, retail and stylish apartment homes,” according to the developer.

“Holiday Inn Express hotels are designed to be the smart choice for value-conscious business and leisure travelers,” said Thind. “Holiday Inn Express has more than 2,000 properties worldwide and nearly 600 properties in the pipeline, the Holiday Inn Express portfolio continues to expand in markets North Texas.”

In fact, the Holiday Inn Express & Suites in Hutchins is among the first Holiday Inn hotels opened in the Southern Dallas region.

Thind said the hotels will be a focal point for Hutchins.

Next steps for ARMI Development will be to submit the plans this month for both hotel projects. From there the company plans to begin dirt work on the land as soon as possible.

The ground breaking will be sometime between March and April 2018.

The timeline for the hotel openings are 12 to 15 months for completion with a staggered opening date.

“With a growing Dallas metroplex and strong jobs coming into the area, this is a perfect time to be developing hotels in Hutchins,” concluded Thind. “With all the industrial and warehousing growth in the area, it provides us with a good base of clients that we can bring in as residence in our hotels. I believe Hutchins’ location enables guests to come here and explore a real Texas small town and still be only 10 minutes away from downtown Dallas.”
