City of Hutchins NOTICE OF PUBLIC HEARING

The City of Hutchins Planning and Zoning Commission will hold a public hearing on Thursday, June 8, 2017 at 6:00 p.m. in the City Hall Council Chambers located at 321 N. Main Street, Hutchins, Texas to discuss and consider a zoning application submitted by property owner Richard A. and Judith Finn requesting a Zoning Change for property currently zoned (LI) and SF-10 located at 1311 E. Cleveland Road, Hutchins, Texas to (LI) Light Industrial.

Legal Description

All that certain lot, tract, or parcel of land, situated in a portion of the George Marshall Survey,Abstract No. 984, City of Hutchins, Dallas County, Texas, being all of that certain called 16.67 acre tract described in a deed to Richard A. Finn and Judy Finn recorded in Volume 81159, Page 1366 of the Deed Records of Dallas County, Texas (DRDCT), all of that certain called 19.96 acre tract described in a deed to Richard A. Finn and Judy Finn recorded in Volume 83249, Page 710 (DRDCT) as corrected in Instrument No. 201400135606 (DRDCT), and being more completely described as follows, to-wit:

BEGINNING at a cotton spindle found for the Southeast corner of said 16.67 acre tract, the Southwest corner of a called 41.01 acre tract described in a deed to KLMN Ranch, LLC recorded in Instrument No. 201200241999 (DRDCT), and being in the approximate centerline of Cleveland Road (apparent 40 min. prescriptive right-of-way width);

THENCE South 59 deg. 04 min. 40 sec. West along the South line of said 16.67 acre tract and said centerline, at 312.03 feet pass a cotton spindle found for the Southwest corner of said 16.67 acre tract, same being the Southeast corner of said 19.96 acre tract, and continue along the South line of said 19.96 acre tract, a total distance of 624.24 feet to a cotton spindle found for the Southwest corner of said 19.96 acre tract and the Southeast corner of a called 19.96 acre tract described in a deed to David Morgan, et al recorded in Volume 94095, Page 5449 (DRDCT);

THENCE North 30 deg. 44 min. 38 sec. West along the West line of said Finn’s 19.96 acre tract and the East line of said Morgan’s 19.96 acre tract, at 19.67 feet pass a 1/2” capped iron rod found stamped “HALFF” for reference and continue a total distance of 2783.13 feet to a 1/2” iron rod found for the Northwest corner of said Finn’s 19.96 acre tract, the Northeast corner of said Morgan’s 19.96 acre tract, and being in the South line of a called 301 acre tract described in a deed to Dallas County recorded in Volume 33, Page 745 (DRDCT), from which a 2” iron pipe found for reference bears North 43 deg. 09 min. 01 sec. West – 1.03 feet;

THENCE North 59 deg. 08 min. 12 sec. East along the North line of said Finn’s 19.96 acre tract, the North line of said 16.67 acre tract, and the South line of said 301 acre tract, a distance of 531.62 feet to a 3” iron pipe found for the Northeast corner of said 16.67 acre tract and the Northwest corner of a called 8.741 acre tract described in a deed to John G. Looney and Robert Hoffman recorded in Volume 84250, Page 5151 (DRDCT);

THENCE South 30 deg. 47 min. 19 sec. East departing the South line of said 301 acre tract and continue along the East line of said 16.67 acre tract and the West line of said 8.741 acre tract, at 404.41 feet pass a 5/8” capped iron rod found stamped “CBG” for the Northwest corner of a called 2.18 acre tract described in a deed to David C. Williams recorded in Instrument No. 201400102725 (DRDCT), at 461.86 feet pass a 1/2” iron rod found for the Southwest corner of said 2.18 acre tract and being the Northwest corner of said 41.01 acre tract, continue a total distance of 1434.89 feet to a 1” iron pipe found “bent” for an ell corner of said 16.67 acre tract and 41.01 acre tract;

THENCE North 58 deg. 45 min. 37 sec. East along the East line of said 16.67 acre tract and the West line of said 41.01 acre tract, a distance of 90.22 feet to a 1” iron pipe found “bent” for an ell corner of same;

THENCE South 30 deg. 47 min. 53 sec. East along said East and West lines, a distance of 1348.19 feet to the POINT OF BEGINNING, containing 1,604,209 square feet or 36.828 acres of land more or less.

Should the Commission recommend approval; the Hutchins City Council will consider the recommendation of the Planning & Zoning Commission on the above request at a regular meeting on Monday, June 19, 2017 at 6:30 p.m. in the Hutchins City Hall Council Chambers.
